Malsch is a community with a large and fast growing industrial area, separated from the idyllic valley, the Waldprechtstal, by a mountain ridge. A new expressway connection is being planned in Neumalsch for Malsch and Muggensturm and a consistent increase in population is predicted over the next 20 years. To date the village counts 14,000 residents. Major companies situated in Malsch are: Hebelwerk, Brillux, Spedition Beetz, Eckerle, Süddeutsche Teerindustrie. Mercedes Benz Rastatt and Gaggenau and a number of other large industrial companies are only a 10- to 15-minute car ride away. There are also a number of large quarry ponds in the area of the Upper Rhine Valley (5 minutes by car) for swimming and fishing as well as a gravel plant operated by the world company “Holcim” out of Zurich. The Rhine Ferry Plittersdorf-Seltz is only 10 km away from Malsch. The great number of bicycling and hiking paths that cover the area around Malsch greatly enhance the recreational value of this area.
History of the Schindlerhaus: The Schindlerhaus was planned and build in the Bauhaus style in 1932 by artist Theodor Schindler. At that time, he was very well known and his work is best compared to the paintings of the Badian and Swiss painters Ludwid Thoma and Ferdinand Hodler. Schindler was famous enough to exhibit his paintings at the world renowned Special Federal Exhibition in Cologne along with those of Picasso, van Gogh and a number of other famous artists of that era . Before World War 1, Schindler’s paintings were also offered in the famous art shop „cassierer“ in Berlin.
Description of the Schindlerhaus:
Outside dimension: 9.00 x 9.50 m
Inside dimension: 8.20 x 8.70 m (71 sq.m per floor)
Separate apartment: 180 sq.m
The house has a solid brownstone foundation, 40 cm thick solid brick walls and a single pitch roof with double roman tiles. The drainage of the house was extensively renovated and the foundation was insulated 5 years ago. The house faces to the south with sun exposure all day long. It has oil heating, a gas connection, Internet, telephone and cable TV. All cables are underground.
The separate apartment has its own entrance on the eastern side with access to the ground floor of the house through the former cellar entrance: The room height is 2.50 m with separate shower and toilet, kitchen, living room/bedroom and storage room.
The ground floor is accessible from the west via stair case with covered vestibule. The kitchen is enhanced by a balcony and stairs leading to the garden. It faces east with sun exposure until approximately 1 pm. The house has a living room, side room, vestibule, toilet, stairways leading to the upper floor (approximately 70 sq.m living space plus an 8 sq.m open porch facing east with access from the kitchen).
Upper floor: Stair case, vestibule, three bedrooms, bathroom with tub and toilet and a separate utility room for washer and dryer.
Attic: Tile roof insulated from the inside. The attic is dry.
Heating: The house is equipped with central oil heating. A gas line is installed in the house, so the oil heating could be easily replaced with gas heating. This would offer the option to add an additional room measuring approximately 4 x 5 m to the separate apartment. The overall living space would then be increased to approximately 200 sq.m.
Balcony enclosure: It would be an attractive option to add a winter garden to the balcony on the side of the kitchen, offering a magnificent view of the Black Forrest Mountains.
